In the above foundation picture you can see signs of moisture in the cement block with joint failure and efflorescence appearing in places. We generally will repair all cement block boding areas, mortar grout head and bedding joints. Then we put coatings of stucco renderings to create moisture barrier. When all repairs are complete a sealant will be applied. With concrete blocks there is many options that work well from breathable cement based sealants to elastomeric polymer fortified options.
The stone foundation also shows common signs of lime mortar failure. The lime coating is washed out and the mortar joints have turned to dried out dusty sand. Over the years the bonding lime in the sand and mortar washes out leaving the foundation sandy and with leaks, structural concerns and all types of possible infiltration.
